Is the land or plot on the name of the builder?

An important question you should ask the sales person is that in case the builder has legal rights to vend the plot or not. You must find out who is the present owner of the land? Is it builder himself or that is not the case.  A lot of builders either purchase the entire land from the previous owner or step into a joint agreement with the owners to vend or develop the land and vend the plot scheme. No matter what is the case, you have to ensure that the part is clear. You have to ask for the documents that clearly showcase that the builder has legal rights on the plot.
